If you are hoping to qualify for a conventional loan to purchase a home in San Diego or elsewhere in SoCal, I have some exciting news for you for the New Year. The conventional loan limits for 2020 are going up! The Federal Housing Finance Agency (FHFA) made the announcement on November 26th. Let’s look at the new loan limits throughout the region.
Here are the new conventional loan limits for San Diego County for 2020:
- One unit: $701,500
- Two units: $898,050
- Three units: $1,085,550
- Four units: $1,349,050
For reference, the conventional loan limit for a single unit in San Diego in 2019 was $690,000. So, the jump from that limit to the new one for 2020 has been significant!
Here are the new conventional loan limits for Los Angeles County for 2020:
- One unit: $765,600
- Two units: $980,325
- Three units: $1,184,925
- Four units: $1,472,550
The new Orange County conventional loan limits for 2020 are the same as they are for LA:
- One unit: $765,600
- Two units: $980,325
- Three units: $1,184,925
- Four units: $1,472,550
These are the conventional loan limits for most areas throughout the country for 2020:
- One unit: $510,400
- Two units: $653,550
- Three units: $789,950
- Four units: $981,700
So, wherever you are located throughout Southern California, you now stand a better chance of qualifying for a conventional loan if you need to finance at the higher end.
In 2019, if you needed to finance up to $701,500 to purchase a home in San Diego, you would have had to apply for a jumbo loan, since that would’ve been in excess of the $690,000 cut-off for conforming loans.
But in 2020, you can borrow that much and still be eligible for a conventional loan with all its great benefits.
In fact, did you know that you can get a conventional loan with a down payment as low as 3% up to a loan amount of $510,400?
