While there is some variation in conventional loans, the majority have loan terms ranging between 10-30 years and feature down payments as low as 3% and as high as the homeowner would like.

- 2 units: $784,700
- 3 units: $948,500
- 4 units: $1,178,750
If the home you wish to purchase falls within these conforming loan limits, you will be able to purchase it with a conventional loan. If it falls above these limits, then you will need a jumbo loan.
Eligibility Requirements for Conventional Loans
Are you eligible for a conventional loan? These are the basic requirements:
- You need to have a good credit score in order to qualify for a conventional loan.
- You must be able to afford a down payment of at least 3-5%. How high your down payment will be depended on other factors (such as your credit score, debt to income ratio and reserves).
- Your income-to-debt ratio needs to be solid as well. Your monthly bills should not exceed half your income, nor should your mortgage payments add up to more than a third of it.
- You will need to be able to furnish documents which prove your income, and employment status, work history, taxes, etc..
