When you are shopping for a home, one of the many things you need to consider before even making an offer is the home’s resale value.
This is most important if you do not expect to stay in the home forever. Military service members in San Diego particularly need to account for this if they do not plan to retire from their military careers here. Below are some things to think about as you assess the potential resale value for a home.
- Location and future development. One of the most important aspects to think about is where the home is located. Is it in a quiet, attractive, safe neighborhood? Do not just think about the neighborhood as it exists today, but also what it could be like in the future. Is it actively being developed or redeveloped? Is it likely to be soon?
- School system. A home located in a neighborhood with an excellent school system may be easier to resell later than one that is in a poor school district. If you do not have children yourself, this can be easy to overlook.
- Broad appeal. If you expect to have to sell your home in the next few years and you want that process to be as fast and easy as possible, avoid choosing a home with unusual features that may only appeal to select tastes. Choose one that many buyers will find attractive. The layout of the home is important in this regard. For example, a lot of people will shy away from buying a home with a master bedroom in the basement. Go with a standard floor plan that most people will appreciate. You should also prioritize buying a home that has excellent curb appeal. This is something you can boost on your own, however, if you do not mind doing a bit of work on the home (see below).
- Upgrade potential. Some homes have the potential to be even better with some modest upgrades. If you are willing and able to invest a bit of time and money into those improvements, you can boost their resale value and come out with a profit. In particular, many homebuyers will appreciate improvements to insulation and energy efficiency in our hot climate.
- Value to service members. If you are a military service member, remember that when it is time for you to move away, others will be deployed to San Diego. If you buy a home that is conveniently close to base and amenities, that may help increase its appeal to military homebuyers when you are ready to sell.
